Summary:

Canderel Group is seeking a driven and collaborative Development Manager to lead the planning of new residential and mixed-use construction projects throughout the GTHA. This opportunity provides exposure to the entire development cycle and decision-making process of a growing project portfolio. The Manager is expected to have an open mind with respect to solving problems and come prepared with recommendations to the senior management team. The Manager will provide supervision of consultants during various stages of design, development, and construction.

Responsibilities:

  • Lead and provide strategic guidance to the multidisciplinary team on predevelopment and development phases for residential and mixed-use projects across the GTHA.
  • Develop and review suite layout plans with the consultant team and coordinate internal reviews and signoffs.
  • Participate in the review of development agreements, condominium documents, and other project related documents.
  • Lead the preparation, submission and approval of all Development Applications including, but not limited to, ZBAs and SPAs, including the upfront visioning, preparation of initial submissions, revisions to comments, finalizing any relevant agreements, clearing conditions, and registration.
  • Lead the process of soliciting proposals from a broad range of multi-disciplinary consultant teams, and actively working with those consultants during the various phases of development.
  • Prepare, review and track project budgets, as applicable (with a focus on approvals, in coordination with other departments).

  • Work alongside municipalities and other regulatory authorities to ensure approval of development entitlements and permits.
  • Partake in investment team planning of potential new acquisitions to determine feasibility and highest and best use, provide insights on market, entitlement risk, and underwriting/financial feasibility.
  • Assist with due diligence on new acquisitions/projects.
  • Lead the preparation of approval briefs and proposals.
  • Monitor changing policies, market trends, and the overall competitive landscape to establish clear development strategies.
  • Review, interpret, and incorporate qualitative and quantitative market research and analysis to understand potential purchasers, their aspirations, and competing offerings in the market so as to inform product offering and design.

 

Qualifications & Competencies

  • 5 years of relevant residential work experience in a similar role in real estate development.
  • Bachelor’s degree in urban planning, engineering or business is considered an asset.
  • Strong understanding of residential development, entitlements process and design.
  • Ability to excel in a high volume, dynamic, fast-paced environment, without sacrificing attention to detail.
  • Proven ability to deliver under tight deadlines, balancing multiple priorities and stakeholder relationships.
  • Motivated by new challenges and prospects.
  • Highly collaborative and self-motivated.
  • Superior communication skills, both written and verbal.
  • Excellent presentation skills.
