**This is a maternity leave open contract, with the possibility of becoming a permanent role at this site or elsewhere within Canderel**

The Property Manager reports to the Vice-President and is responsible for all aspects of the management of the property, tenant relations, interfacing with various external service providers and the operation, physical condition and financial performance of the property. This is a key leadership and mentorship role that requires an experienced property manager who is passionate about people and customer service. You will be responsible for ensuring the building is presented and operated following the best possible standards. Your passion for property management is essential as the Vice-President will turn to you for support and ideas on how to best operate the property and manage complex situations. This role oversees three separate properties.


Deliver Excellent Service to Customers through Integrity, Respect and being Results Oriented:
• Administer relationships with tenants in accordance with the terms of their Lease;
• Establish and maintain professional working relationships with tenants and provide the highest quality of care and service to tenants;
• Independently respond to complex tenant queries that have been escalated above subordinates;
• Ensure high levels of tenant satisfaction;
• Implement special activities and programs to add value to tenant experience at the property;
• Oversee tenant construction activities in partnership with Canderel Project Development Services group and ensure compliance with the Canderel Tenant Construction Manual and Tenant lease agreement;
• Build strong and lasting relationships based on trust with a focus on maintaining Canderel’s reputation and brand

Ensure Accuracy and Reliability of Financial Information, including Annual Budgets, for Properties, Working with Accounting:
• Prepare and submit annual operating budgets and short-term and long-term capital budgets for General Manager’s approval, with assistance from Accounting;
• Monthly review financial statements, prepare accruals and provide variance analysis for Vice-President review, includes explanations of variances and reforecasting as required;
• Prepare monthly reports and ensure distribution as per required due dates;
• Ensure rents and other receivables are collected in accordance with the terms of their lease; escalate to the General Manager if assistance is required for collection;
• Control expense commitments to manage within the annual budget and obtain approval in accordance with approved delegated authority levels for unbudgeted expenditures;
• Oversee purchasing process and ensure Canderel procedures are followed, including obtaining quotes where applicable;
• Approve supplier invoices within approved delegated authority levels;
• Monitor and review tenant accounts and reconciliation and assist in A/R collections and prepare monthly A/R report;
• Ensure tenant chargeback billings are prepared in a timely manner and forwarded to Accounting;

Maintain Quality Building Premises:
• Ensure efficient and effective building operations;
• Develop and maintain building procedures and supervise building operations and directing building staff as appropriate;
• Provide support to other Canderel team members;
• Oversee procedures for property security;
• Conduct periodic property inspections;
• Negotiate with vendors, issue RFP’s for equipment and services;
• Supervise/oversee building construction/capital projects as required in partnership with Canderel Project Development Services and ensure compliance with the Canderel Tenant Construction Manual and Contractor Guide;
• Manage capital approvals and costs through Canderel process and Honest Buildings platform;
• Ensure that corporate governance, environmental, emergency preparedness, health & safety policies and procedures are implemented and maintained
• Oversee the coordination of tenant events, sustainability and health and wellness initiatives
• Ensure tenant adherence to lease terms and conditions;
• Monitor “Angus Anywhere” (tenant service request system) administration through support staff and timely completion of tenant work orders and preventative maintenance programs;
• Meet and exceed client expectations by taking a flexible approach to adapt building administration practices to client specifications;
• Oversee incident report and preparation of insurance claims for review;
• Establish and ensure management and tenant files are maintained;
• Ensure adherence to the Property Management Agreement;
• Ensure contractor obligations and responsibilities are outlined within contracts and are carried out and maintained;
• Review, monitor, track and calculate tenant hydro consumption in collaboration with utility consultant and tenant metering system;
• Read and interpret leasing agreements when required;

Promote Environmental Sustainability in Building Operations – On the Green Path:
• Seek opportunities to reduce energy consumption;
• Work with waste removal contractor, housekeeping staff and tenants to maximize capture of recyclable materials and minimize items send to landfill;
• Engage staff, tenants and partners in meaningful discussion regarding the Canderel sustainability objectives;
• Monitor and track utility accounts, record after-hours consumption of utilities and seek opportunities to reduce energy and water consumption;
• Create value (reducing costs or increasing revenues) through environmentally friendly initiatives, volume discounts, technology, process improvements/efficiencies, operating excellence, contractor discounts etc.;
• Champion site sustainability programs, green teams, communication, events and projects;

Hire, Train and Motivate Employees and Provide Rewarding Careers
• Coach, train and supervise all on-site personnel;
• Foster a culture of interpersonal accountability and development aligned with Canderel’s values.

Qualifications & Competencies:

• Minimum five (5) years related property management experience with commercial properties (retail, office or industrial);
• Relevant post-secondary education preferred, i.e., business specialization, or equivalent experience;
• CPM or RPA designation preferred or working towards designation;
• Continuing involvement with professional organizations such as BOMA and IREM.
• Proficient in Microsoft Office;
• Ability to read and interpret leasing agreements;
• Strong property financial management background and acumen;
• Excellent written and verbal communication skills;
• Understand basic financial management; specifically, procedures for expenses/revenues;
• Customer oriented/customer focused attitude: demonstrates respect in relations with employees, partners, clients, investors, suppliers, tenants and competitors.
